Q1: January – March (Post-Holiday Recovery)

- Tree trimming and green waste. Winter storms drop branches. Get dead limbs cleared before they become a liability.

- Mailbox and signage audit. Replace faded signs, fix broken mailbox doors, repaint if needed.
Q3: July – September (Summer Maintenance)
- HVAC common area check. Clubhouse, gym, and common room units should be serviced before peak summer heat.
- Pest control. Summer in the Inland Empire means ants, roaches, and rodents. Schedule preventive treatment for common areas.
- Pool compliance check. Ensure fencing, signage, and chemical levels meet California health codes.
- Abandoned vehicle sweep. Walk the lot and tag vehicles that haven't moved. Follow your CC&Rs for removal timelines.
- Mid-year bulk removal. Things pile up again by summer. Schedule another community hauling day or dumpster drop.
Q4: October – December (Year-End Wrap)
- Rain prep. Clean drains, check for pooling areas, inspect roofs on common buildings.
- Exterior lighting audit. Shorter days mean more reliance on parking lot and pathway lights. Replace bulbs, check timers.
- Holiday decoration guidelines. Send reminders about what's allowed and removal deadlines to avoid January cleanups.
- Budget review for next year. Review maintenance spending and set reserves for capital projects.
- End-of-year bulk removal. Clear out accumulated junk before the new year. Start fresh.
