The California Legal Timeline
Before you toss anything a tenant left behind, you need to know the rules. California Civil Code 1983-1984 covers abandoned property:
- If the tenant was evicted: You must store the property for at least 15 days and send written notice to the tenant's last known address (and any forwarding address) describing the property and giving them a chance to claim it.
- If the tenant left voluntarily: Same 15-day notice requirement applies to property valued over $700. For property valued under $700, you can dispose of it however you see fit.
- After the notice period: Unclaimed property valued over $700 must be sold at public auction. Property under $700 can be kept, sold, or disposed of.

Day 1-2: Send the abandonment notice if required. Use certified mail.
After notice period: Schedule the cleanout. A junk removal crew can clear a full apartment in 2-4 hours and a full house in 4-8 hours.
Same day or next day: Deep clean. Once the unit is empty, bring in cleaners for carpet, walls, kitchen, and bathrooms.
Day after cleaning: Repairs and paint. Patch holes, touch up paint, fix anything broken. If you're repainting entirely, do it now.
Final step: Photography and listing. Get the unit on the market the day it's ready.
